TERMS & CONDITIONS

Please ensure you read and fully understand these booking terms and conditions. If there is anything that you are unsure of, please contact us so we can explain in further detail to avoid any misunderstandings.

The rental agreement that you enter into through JK Lanzarote hereinafter referred to as the agent and acting as an intermediary, is concluded between you as the tenant and the owner of the vacation rental property. The acceptance of the rental conditions agreed in this document are conditions that govern the relationship between you (the guest) and the owner of the property.

JK Lanzarote acts exclusively as an intermediary.

The rental of the vacation properties made available by JK Lanzarote is always subject to the following conditions and upon agreement forms the basis of the contract between the owner of the property and the tenant.

The minimum age of the person booking the accommodation must be 21 years or older.

The accommodation may only be occupied by the number of persons and pet(s) indicated on the booking form and booking confirmation and only for holiday purposes. You and the members of your group also agree not to use the accommodation for illegal or commercial purposes, including subletting, this will result in the immediate termination of the contract and also for you and your group to leave the accommodation with immediate effect.

The owner or JK Lanzarote reserves the right to refuse a booking without giving any reason.


Contract

When you submit a booking through our online booking system, you will receive an automatically generated booking summary by e-mail to the e-mail address you provided in the booking form. This does not constitute a contract between us or between you and the owner.

A contract with the owner only arises when your booking is subsequently confirmed in writing via a booking confirmation sent to you by e-mail. By clicking the online “confirm” button, you agree to all booking terms and conditions listed here without exception.

By completing and submitting the electronic booking form, you are making an offer to rent a vacation rental that, if accepted by us, will result in a binding contract between you and the owner of the property.

JK Lanzarote has the right to dissolve the agreement before or during the rental period if unforeseen or unavoidable circumstances make it impossible to hand over the rental property, endanger the tenant or the property or complicate the service to such an extent that it is no longer reasonable to fulfil the agreement.


Prices

Accommodation price includes bed linen, bath towels and beach towels.

The final cleaning is included within the rental price.

Final cleaning does not include cleaning up after guests and guests should leave the property in the same condition as when they arrived. See the Property Care / Breakage and Damage section below for reasons why extra money for cleaning will be deducted from your deposit.

Our final cleaning service includes washing all linen and general cleaning of the property and preparation for the next guest.

The total price of each accommodation includes the price of the accommodation, cleaning and any extras listed separately within your booking confirmation.

Agents reserve the right to change website prices at any time depending on costs. However, we will not change the price of your accommodation and final cleaning after booking and confirmation.


Payment

All payments must be made in euros. A deposit will be required at the time of booking, and If payment is not received within 5 business days, the reservation will be cancelled and guests will no longer be entitled to the property.

Payment may be made by credit or debit card (Booking Fee applicable), and may also be made by direct bank transfer provided the payer covers all charges.

The agent reserves the right to re-rent a vacation rental if balance payment is more than 7 days past due date.


Arrival and departure

The guest and his/her party must arrive no earlier than the specified check in time on the day of arrival (14:00 for apartments and 16:00 for villas) and must depart no later than 10:00 am on the day of departure, unless another time has been specifically agreed by agent in writing.

Failure to adhere to these times may result in additional rental charges plus a fee for delayed access to the property by cleaners and key holders.

Guests will be sent a link from villa check in to complete an online registration for all guests staying at the accommodation and once this is done, one day before arrival, full details of arrival and access codes will be provided as long as full payment for the accommodation has been received.

It is the responsibility of the guest to inform us of the correct time of arrival and departure.


Conditions for occupancy

Only the people listed on the booking form are allowed to stay in the property, unless agreed in advance with the owner.


During your stay, you agree to be considerate of the occupants of neighbouring properties and not to cause a nuisance by producing excessive noise or for any anti-social behaviour, the owner may refuse you or any member of the group access to or further occupancy of the property if you or they behave illegally or anti-socially or if damage is likely to be caused.


Any problems that arise during guests’ stay should be reported at reasonable times during normal business hours, Monday through Friday from 09:00 am to 5:00 pm.

Only contact JK Lanzarote by phone outside these hours if there is an emergency, such as water leaks that cannot be isolated or fire. Emergencies do NOT include problems such as lights, internet or TV not working, and these issues will be dealt with during normal business hours.

Guests must remain polite and respectful to the owners, agents or persons acting on behalf of the owners or agents. Incivility and abuse will not be tolerated and you may be asked to leave the premises.


Any of these actions will be treated as a cancellation by you and the owner will not be responsible for any refund of rent paid, additional costs of not being able to stay at the property and under no obligation to find alternative accommodation for you.


Care of the property during the stay during the stay and on departure / Breakage or loss

The guest is responsible for leaving the property clean and tidy and for loss, breakage or damage. All awnings, umbrellas or soft furnishings outside should be retracted, closed and stored inside or covered on the terrace if possible, during bad weather.

Any breakage or damage by the guests, however minor, must be reported immediately to the key holder or agent, who will charge the necessary costs for repair or replacement. For the loss of a key, 100€ will be deducted from the deposit. If a locksmith is required due to loss of key or locking door with key on inside of door, the guest will be charged the cost.

The guest is responsible for the cost of additional cleaning that may be required; this includes cleaning of the oven and ovenware, microwaves, cleaning of barbecues, removal of rubbish not disposed of before departure. Cleaning up and removing rubbish in bedrooms, kitchens, cleaning of used equipment, etc. will be charged extra.

All air conditioning or heating should be switched off when leaving the villa or going outside. All windows and doors should be closed while using the air conditioning or heating system. Quilts or blankets should not be used during the warmer weather in summer/autumn when air conditioning is used, as they are not needed.

Misuse of air conditioning or heating may result in an additional payment that will be deducted from the deposit.


Property rules

Furniture should not be moved from inside to outside under any circumstances, as this may result in sun damage. Garden furniture moved from outside to inside during the guests stay, must be returned to its original place before the guest leaves the property.

Pets are accepted only with prior arrangement with JK Lanzarote and upon agreement by the owner and provided that they are not left unattended at any time, that they are not allowed on the furniture or in the bedrooms and that all pet hair in the home and on the property be removed before departure. Pets must be indicated in the comments and agreed at the time of booking.

Smoking is not allowed in the property, but there will be a designated outside area for smoking.

Pets (without permission), vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.

Please lock the doors and close the windows when you leave the property unoccupied.

Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.

Please don’t take any bath towels with you to the beach, use the beach towels provided.

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Swimming pool/hot tub (please note this may be a communal pool, a private heated pool or your property may also include a hot tub)
-No children under 18 without adult supervision.
-Please avoid using glass in the pool/hot tub, use the plastic cups provided.
-Guests must shower before entering the water and remove suncream and makeup.
-No diving or jumping in the pool.
-Please replace the pool/hot tub cover after use to retain heat (if in a private villa).

Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties.

Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.

If a BBQ has been provided, please use the designated barbecue utensils and clean the barbecue after use.

If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.

Any problem or complaint must be immediately reported directly to us to allow us the opportunity to resolve it.

Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.

The properties we advertise are privately owned and are the home of the owners. They expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.


Security deposit

The agent or owner will charge a security deposit (deposit amount is dependent on accommodation and is stipulated on the website page for the property). The method of payment of this deposit will be communicated to the guest at the time of booking.

This deposit may be retained in whole or in part by the owner if it is determined that the tenant has caused damage by improper use of the facilities made available to him. Full or partial refund of the deposit is always made within 2 weeks after departure and in the same manner as it was collected.

Deduction will only be made if additional cleaning is required or damages to property through guests negligence and the guests will be notified in writing within 24 hours of departure.


Right of access

The guest must allow the owner, his representatives and/or the key holder reasonable access to the property if required.

Liability & Travel Insurance

Neither the agent , nor the owner is responsible to the guest or any member of his/her group for any loss or damage to persons or property resulting from the rental.

Agent or owner’s insurance does not cover theft of personal property from individual homes.

It is a condition of booking with JK Lanzarote that you purchase a comprehensive travel insurance policy either before or as soon as your booking is confirmed. This insurance should, as a minimum, protect you for cancellation charges, curtailment/repatriation expenses, medical expenses (including for pre-existing medical conditions), loss/theft of personal possessions and documents, and personal liability.

You shall be liable for any costs, damage, loss or other expense incurred by us arising from or in connection with your not taking out a comprehensive travel insurance policy at the time of booking.


Non-provision of housing/facilities/facilities

If the property is not available due to circumstances beyond the control of JK Lanzarote, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday.

Our liability for cancellation will be limited to payments made to us.

We will endeavour to offer suitable alternative accommodation that is part of their portfolio or will refund all monies paid, if there is no alternative accommodation available on our portfolio, or if the guest does not want the alternative accommodation.

The owner reserves the right to change or withdraw without notice facilities and/or amenities, including awnings/awning or electrical equipment that have been advertised, due to repairs, maintenance or other circumstances beyond their control. In these circumstances, no refund will be made if the accommodation is still available, but guests will be notified.


Booking changes by guest

Booking changes are free of charge up to 30 days before arrival. If you are looking to make changes during the 30 days before you travel, then a cancellation will need to be actioned as per cancellation clause below and a new booking made.

Cancellation

If the guest must or wants to cancel a booking, he/she must immediately inform JK Lanzarote.

We offer free cancellation up to 30 days before arrival with any deposit fully refundable minus 25€ administration fee.

If cancellation is after 30 days before arrival, there will be no obligation for JK Lanzarote to issue a refund, however, the accommodation will be re-advertised and re-rented where possible, and if successful, a refund of maximum the amount paid, or to the value of the rebooking will be made, minus 100€ administration fee.

No refunds will be given for any reason including any COVID-related cancellations as long as JK Lanzarote and the property are legally available to receive guests, this includes any cancellations due to flight cancellations or restrictions imposed by the guests ‘ own country for travel to and from Spain.

JK Lanzarote expects all guests to purchase relevant travel insurance.

If the circumstances of the cancellation do not meet the above criteria no refund will be paid, you should still notify the agent as soon as possible if you do not intend to take your holiday.


Passport, Visa, Immigration & Health Requirements

It is your responsibility to check and comply with any travel, passport, visa, entry, health, vaccination, testing and immigration requirements applicable to your booking. Requirements change on a regular basis and you must therefore continually check and monitor the requirements up to your date of return, both in regard to the countries to which you are travelling to or through - and any requirements on your return to the UK. We do not accept any responsibility or liability if any member of your booking cannot travel because they have not complied with any travel, passport, visa, vaccination, testing or immigration requirements.

Most countries now require passports to be valid for at least 6 months after your return date. If your passport is in its final year from the date of issue, you should check with the embassy of the country you are visiting. You agree to reimburse us in relation to any fines or other losses which we incur as a result of your failure to comply with any such requirements.

Complaints

The guest should immediately take up any complaint with the agent, who will contact the owner and he should be given the opportunity to address the problem.

The agent regrets not being able to take up a complaint after the guest has left the property. Neither the owner, nor the agent will be responsible for any additional costs incurred or claimed by a guest in the event he/she decides to leave the property prior to the booked departure date.
